Where to stay in Punta del Este: which area to choose

The question that decides the trip is not which hotel but which side to sleep on. Thirty kilometres of coast share one name, and the area decides whether you walk or drive, whether anything is open in July and what January costs. Here is each area on a card: what it has, how long it takes on foot to La Mano, what it costs and what stays alive out of season.

The peninsula and the two shores: all on foot
The four areas here are walkable. The only thing that changes is how many minutes it is to La Mano, and the stop number is both the address and the distance.
The peninsula
La Mano in 5 to 12 minutes
Two kilometres by eight hundred metres with Gorlero down the middle, the terminal at the base, the port with its sea lions on one side, the lighthouse at the tip. Three- and four-star hotels from another era, apartments by the fortnight and three hostels a few blocks from the terminal. The one area where a car is a burden, and the one still open in July.

The Mansa, stops 1 to 8
La Mano in 20 to 30 minutes
The towers of the postcards: the casino at stop 4, Punta Shopping on Roosevelt at stop 7, twenty storeys with the river in front. The side of the sunset and the still water, with the wooden boardwalks between stops 1 and 5. Most seasonal rentals are here.

The Mansa, from stop 8
Stop 16 in almost an hour; after that, the bus
The coast drops to a garden suburb of houses and buildings of up to four storeys, with the bandstand at stop 16 and the beach running on to stop 39. Same sunset, same sand, but the peninsula stops being a stroll and becomes a trip.

The Brava and San Rafael
Stop 2 in 10 minutes; San Rafael in 30
On the ocean side the coast was built low by rule: houses among pines, the wind head-on, surf. The most residential area, with houses to rent rather than apartments and two hostels that take guests out of season too. The San Rafael hotel at stop 11 was demolished in 2019; the resort replacing it opens only in 2027/28.

From any door on the peninsula and the first stops you walk to the point where Andante's narrated walk along the peninsula begins: La Mano, stop 1 of the Brava.

What follows needs a bus or a car, and each area is a different plan.
La Barra and Manantiales
6 and 12 km · buses 14, 15 and 55
Low, colourful houses on the far side of the wavy bridge. In January it is the resort's entire nightlife: 78 mass parties in the 2025/26 season, twelve on New Year's Eve alone, tickets from US$ 40 to 100. In July the casino closes and the avenue of clubs is a quiet road by the water.

José Ignacio
30 km · by car
A village of 36 blocks around a lighthouse from 1877, turned into the luxury destination of the Southern Cone. Whoever sleeps here is not coming to Punta del Este: they are coming to José Ignacio and passing through the peninsula for an afternoon. In winter the village's most famous restaurant serves dinner only Friday to Sunday.

Punta Ballena
15 km west · bus 8, all year
Forest, cliff and two names: Casapueblo, which besides the museum has its hotel hanging off the rock, and Solanas, apartments and bungalows on 140 hectares of forest with indoor pools, half board and full board. What the search engine calls «all inclusive» is this. Families with a car.

Maldonado
5 km along Roosevelt · buses 9 and 12
The department's capital and the real town behind the resort: with Punta del Este it adds up to over 130,000 people who live here all year. Ten or fifteen minutes to the terminal out of season, up to fifty at the January peak. Town supermarkets, pharmacies and restaurants in July, and town prices.

From 1 November 2026 the coaches from Montevideo end their journey at the Maldonado terminal during the high season, with a free shuttle on to the peninsula in small vehicles. The date may slip a couple of weeks with the works. If you sleep in Maldonado, the coach drops you at the door.

What January costs, and when it drops
Seasonal rentals are quoted by the fortnight and the first half of January is the expensive one: with over 90 % of the department's 110,000 beds taken, whoever wants January books in spring. Whoever wants to save looks at February or March, with the same water.

Hostels and camping
There are nine or ten hostels and they are not all where you would expect: three on the peninsula, a few blocks from the terminal, Gorlero and the port; the rest at stop 2 of the Brava, two blocks from Brava beach and in La Barra. None advertises «open all year», but the ones on the Brava take guests in April, August and September too.
For camping, two places. Camping San Rafael, among pines eight hundred metres from stop 31 of the Brava and a kilometre from the bridge, with cabins and a pool; its season is confirmed by phone, because the website is offline. And the Camping Internacional at Punta Ballena, on Lussich avenue, open all year.
In winter
In July the Punta del Este that works is the one with residents: the peninsula, the Mansa up to stop 8, Maldonado. The towers at stop 20 have their shutters down, La Barra and José Ignacio sleep, the beach bars are closed. What there is instead is low sun, whales off the promenade between July and October and prices that are a fraction of January's. How to get there covers the bus from Montevideo, the ferry from Buenos Aires and the summer flights. When to visit says which month suits the beach, walking or spending less. Questions that keep coming up
Where should you stay in Punta del Este on a first visit?
On the peninsula or within the first eight stops of the Mansa: La Mano, the port, the lighthouse, Gorlero and both beaches on foot, the bus to Casapueblo and La Barra from the terminal, and no car. It is also the only area open in winter.
Is it better to stay on the Mansa or the Brava?
They are two waters. The Mansa faces the river: still water, sunset, towers, mall and casino, for those who want to swim and have everything close. The Brava faces the ocean: waves, wind, houses among pines, for those who come for the open beach and do not mind driving.
La Barra or Punta del Este?
In January, La Barra is the nightlife and sleeping there saves the ride back at five in the morning, which in season costs 75 to 100 dollars by app. The rest of the year La Barra has 339 residents: anyone coming out of season sleeps on the peninsula.
Is it worth staying in Maldonado?
If the budget rules, yes: hotels from US$ 130 in January, studios at half the Mansa price, a town open all year and fifteen minutes by bus to the terminal out of season. From November 2026 the coaches from Montevideo end precisely there.
Where to stay in Punta del Este in winter?
On the peninsula or in Maldonado, the areas with residents and therefore with restaurants, buses and pharmacies open in July. The hotels with heated pools on the Mansa are the other answer, especially during the July school holidays.
How much does it cost to stay in Punta del Este?
In January 2026 a double hotel room with breakfast started at US$ 120 on the Mansa, 150 on the peninsula, 200 in La Barra and 360 in José Ignacio; a studio, between 3,000 and 3,500 a fortnight. February drops 20 to 30 %, and from May to October the same places cost a fraction.
From any area: the peninsula, told
Whatever hotel you choose, the starting point stays the same: «La otra Punta del Este» starts at La Mano and follows the peninsula for an hour, told by Graciela, who was born here. From the peninsula you walk there; from the Mansa, along the promenade; from La Barra or Maldonado, bus 14 or 9 to the terminal and twelve minutes on foot.
